The Kitchen is high end, fully equipped and will cater for all your needs whether it is a quick breakfast/ lunch that can be enjoyed at the cosy Breakfast Bar or a more formal family meal at the 6-seat dining table.

LAUNDRY FACILITIES INCLUDE A WASHER AND DRYER FREE WI FI AND CABLE TV & FREE US AND CANADA CALLS.

The three beautiful bedrooms continue with the green and cream décor and are simply stunning. They all boast luxury furnishings that will enchant you and offer a lovely private retreat at the end of the day.

The Master Suite includes a King size bed, Flat Screen TV, with Ensuite facilities and has the wonderful addition of a Balcony which will be ideal for a little quiet time before breakfast or somewhere to enjoy an early evening cocktail and enjoy the views.

There is also a Queen Suite with a Flat Screen TV and Ensuite Shower. The perfect room for your guests to enjoy.

The Twin Bedroom boasts two full beds and has a delightful window seat, Flat Screen TV and separate bathroom. A great room for siblings to share.

The pool deck has a covered area where you can sit and enjoy the delights of outdoor dining, relax and sample the lovely Florida weather, read a book and have a dip in the pool and is the perfect place to unwind after a day in the Parks.

Resort Facilities:
The resort facilities are run by a third party. Availability of all resort facilities is not guaranteed as part of the rental contract.
You will be required to provide your own equipment for use of the sports facilities.

Policies:

- We require your full guest list 36hrs prior to check in to avoid late or no check in.
- Swim at your Own Risk
- No smoking
- No pets allowed
- No events, parties or gatherings that disturb neighbours at any time.
- Disturbances which require security or law enforcement intervention carry a fine of $500 or more.
- Must be at least 28 years old to book (in compliance with Orlando Codes of Ordinances – Chapter 57)
- Photo ID required before check-in
- Stays 4 nights and under require an additional damage deposit
- Full list of guests required before check-in
- Vacation rental communities do NOT allow parking on the road. Parking is available on the driveway only, if your home does not have a driveway it will have a single allocated parking spot.
- Commercial vehicles, recreational vehicles, trailers, self-propelled motor homes and boats are only allowed to enter temporarily for loading and unloading.
- Motorcycles and Golf carts are not allowed unless they are street legal and registered like other motor vehicles. They must be parked in the garage (they are not allowed if you home has the garage converted to a games room).
- Vehicles parked in violation of the parking rules are subject to immediate towing
- Electric Cars: It is prohibited to charge vehicles at the home. Failure to adhere to this will result in a $500 fine per charge plus electricity costs.
- Must leave proprty in the same state of cleanliness and general order as found.

Resort Information

RIDGEWOOD LAKES IS A GATED COMMUNITY, ON HIGHWAY 27 Just 15 minutes from Walt Disney World and only 2 miles from the Interstate 4 (I4) giving easy access to all of Orlando's and central Florida's attractions such as Universal Studios, SeaWorld, Outlet Shopping Malls and the many Golf Courses within the Orlando area. You are also only 1 hour from both the Gulf and Atlantic beaches and as a family we regularly spend the day at Clearwater which is on the gulf coast.

THE 24 HOUR GUARDED ENTRANCE TO RIDGEWOOD LAKES IS ABSOLUTELY STUNNING and everybody who stays here agrees that the drive through this golf course community back to their vacation home is breath-taking and the main reason so many renters choose to return to this 5 star community year after year.

THE FOREST, THE SUBDIVISION WHERE THE HOME IS LOCATED IN RIDGEWOOD features larger oversized lots that are not overlooked and are surrounded by the 18 hole championship golf course boasting an abundance of lakes and wildlife with conservation views. It is a professionally maintained community which enjoys an intermix of full time residents and holidaymakers alike.

THERE IS A CHILDREN'S PLAY AREA AND A COMMUNAL POOL within the Forest and the community also benefits from 4 tennis courts which are free to use for both residents and rental guests alike. If you want to play tennis it is advisable to pack your racquets and balls although you could purchase these items at the nearby Dicks Sporting goods store which is only a few miles away at the Posner Park Shopping Mall.

IN ADDITION TO THE AMERICAN STYLE RESTAURANTS located nearby such as Applebee's, Chilli's and the excellent Manny's Chop House on Highway 27; fine dining options are also available at Zen and Trevi's at the Omni Resort at Champions Gate or Eleven and Forte at nearby Reunion Resort.

JUST 2 MINS FROM THE ENTRANCE TO RIDGEWOOD LAKES is a shopping centre which includes a Publix Supermarket, Walgreens Pharmacy, Chinese Takeaway and other handy local stores. It is 2 miles to the Posner Park Shopping Mall which has a Super Target, J.C. Penney, Dick's Sporting Goods amongst other large outlets and restaurants. There is also a Wal-Mart Supercentre just 10 mins away which we normally visit once or twice a week for our larger shop.

AS WELL AS HAVING ITS OWN CHAMPIONSHIP GOLF COURSE which has really reasonable green fees, there is an abundance of world class golf resorts less than 10 minutes away which include Reunion Resort with its Jack Nicklaus Arnold Palmer and Tom Watson designed courses, Champions Gate with its 3 course's including a Greg Norman design as well as a David Leadbetter Golf Academy.
